Our homes are shared. Clear rules keep every home safe, clean, quiet and respectful for the people who live there. Every prospective member reviews these rules and signs an acknowledgment during the application process, before their tour.

1Respect and Consideration

Treat fellow members, staff, and property with respect and consideration at all times. Any form of harassment, hate speech, discrimination, racial slurs, derogatory remarks, bullying, fighting, or threatening behavior will not be tolerated and may result in immediate removal from the premises. Acts of disrespect toward our properties are strictly prohibited, including but not limited to graffiti, intentional damage, vandalism, or other destructive behavior. All members are expected to maintain cleanliness and treat the property with care.

2Noise Control

Maintain a serene and peaceful environment. Quiet hours are from 10:00 PM to 8:00 AM. However, please remember some members work alternate schedules and may need to sleep during non-quiet hours. Be mindful and respectful at all times—avoid loud music, phone conversations, televisions, or disruptive talking.

3Smoking Policy (Strict Zero-Tolerance)

Smoking of any kind—including cigarettes, cigars, e-cigarettes, and vaping—is strictly prohibited anywhere on the premises. This includes the interior of the home, the garage, the driveway, the front yard, and the backyard. There are no designated smoking areas on the property.

Location Requirement: If you smoke, you must be at least 25 feet away from the home or completely off the premises.

  • Any indication of smoking on the property (inside or outside) will result in an immediate $300 fine.
  • This includes smoking out of windows, lighting cigarettes, burning pills, vaping, or causing cigarette ash damage.
  • Do not litter cigarette butts on the property. Finding cigarette butts on the grounds is considered a violation.
  • Vandalizing property with cigarettes or ash will result in removal from the property.
4Responsible Alcohol Use

Alcohol is permitted on the premises, but it must be consumed responsibly and in moderation. Any disruptive or unruly behavior resulting from alcohol use will not be tolerated.

5Illegal Drug Use

The use, possession, or distribution of illegal drugs is strictly prohibited. Housing Done Wright enforces a zero-tolerance policy on illegal drug activity. Members may be subject to random drug testing. Refusing a test or testing positive (excluding marijuana) will result in immediate removal.

6Marijuana Use

While marijuana use may be legal in Arizona, it is not permitted on the property. Do not smoke marijuana anywhere on the premises. If you possess marijuana, it must be stored in a sealed, non-odorous container. If marijuana odor is detected, this will be considered a violation.

7Personal Hygiene and Cleanliness

Members are expected to maintain good hygiene by showering/bathing daily and keeping living spaces clean. Dispose of trash properly and help maintain a clean and healthy environment for all.

10Bathroom Safety (Mandatory Use of Mats)

To reduce the risk of slips, falls, and injuries in common bathrooms, the following mandatory safety rule is established:

  • Floor Mat Requirement: Each member/guest must bring and use their own floor mat outside of the bathtub/shower area during every use.
  • Non-Slip Tub/Shower Mat Requirement: Each member/guest must bring and use a non-slip mat inside the bathtub/shower during every use.
  • Removal of Mats After Use: Members/guests must remove their mats after each use and take them with them. No mats or personal belongings may be left behind.
  • Mandatory Compliance: This rule is not optional and must be followed every time the common bathrooms are used.
  • Acknowledgment of Responsibility: You acknowledge this rule is a reasonable safety measure and assume responsibility for using and removing mats to reduce risk.
  • Consequences for Non-Compliance: Failure to follow this rule is a violation of House Rules and may result in fines, disciplinary action, or termination of your agreement.
  • Agreement or Notice to Vacate: If you disagree with this rule, it will serve as your 30-day notice to vacate. Continued use of the facilities will be considered acceptance of this rule.

Any theft must be reported immediately to management.

13Visitors and Guests

  • All visitors must present ID and a headshot to be uploaded to the Housing Done Wright app under ‘Resident Visitation Form.’
  • Visitors are not allowed in shared bedrooms.
  • Guests must leave before quiet hours begin (10:00 PM) unless they are staying as an approved overnight guest. A guest who is still on the property after 10:00 PM is considered an overnight guest and counts toward the overnight-guest limits below.
  • Overnight guests are limited to 2 nights per week unless approved.
  • Guests cannot sleep in common areas.
  • Members are responsible for ensuring visitors comply with all rules.

Abandonment may include removal of personal belongings, failure to pay rent, discontinuing utilities, or failure to respond to management communication.

30Door Codes

Door codes are strictly personal. Only individuals who live at the property may have a door code. Members may not give their door code to anyone — not a friend, a significant other, a family member, or any other person.

  • Giving your door code to anyone who does not live at the property will result in a $25 fine per occurrence.
  • The door code may be changed after a sharing violation.
  • Repeated sharing, or sharing that leads to a theft, disturbance, or safety incident, may result in removal from the property.
  • Guests never need the code — a member must let their guest in and accompany them (see Rule 13).
Enforcement

Warnings, Fines and Removal

We want every member to know exactly where they stand. Violations are handled in three levels.

Level 1

Zero tolerance: immediate removal, no warning

  • Violence, fighting, threats, harassment, hate speech, or discrimination (Rule 1)
  • Illegal drug use, possession, or distribution; refusing or failing a drug test (Rule 5)
  • Firearms, weapons, or explosives on the property (Rule 14)
  • Theft (Rule 12)
  • Intentional damage or vandalism (Rules 1, 3)
  • Tampering with cameras, locks, or fire alarms (Rules 17, 28)
Level 2

Fined on the first offense (no warning needed)

  • Smoking anywhere on the premises (Rule 3): $300
  • Marijuana use on the property, or marijuana odor (Rule 6): $100
  • Giving out your door code (Rule 30): $25
  • Unapproved overnight guest (Rule 13): $50 per night
  • Guest violations — unaccompanied guest, guest in a shared bedroom, guest present during quiet hours without overnight approval, or guest sleeping in a common area (Rule 13): $50
  • Late rent (Rule 25): $35 first day + $5 each additional day
  • Wall damage (Rule 19): loss of deposit
  • Unauthorized parking (Rule 16): vehicle towed at owner’s expense

A second offense of the same Level 2 rule doubles the fine; a third may result in removal.

Level 3

Warning first (everyday living rules)

Cleanliness (kitchen, bathroom, laundry, room), noise and quiet hours, bathroom mats, attire, thermostat, chores, and sleeping in common areas (Rules 2, 7–11, 19, 21, 22, 26, 27):

  • 1st violation: written warning
  • 2nd violation: $25 fine
  • 3rd violation: $50 fine
  • 4th violation: removal from the property may follow

Fines are added to your balance and are due with your next rent payment. Management documents every violation with photos or written records, and you will always be told which rule was violated and which level applies.

Rule Amendments

Rules and guidelines can be amended with two weeks’ written notice by management.
